When two sources disagree, the higher tier prevails and the conflict is recorded on the affected metric.

Known coverage gaps

Verified transaction prices

Comparable evidence relies on listings and valuations, so pricing confidence is capped at Moderate.

Nearest reliable proxy: Official residential price indices plus valuation reports where available.

Secondary-city rental evidence

Rental yield estimates outside Nairobi and Mombasa are marked Limited or Insufficient.

Nearest reliable proxy: County income and urbanization indicators, reported as context only.

Flood and geotechnical layers

Physical-risk scoring is withheld until a licensed layer is connected.

Nearest reliable proxy: Open elevation and river-network data, indicative only.

Informal-market activity

Large parts of the market are not captured by any connected source.

Nearest reliable proxy: Census housing-stock characteristics and survey-based estimates.

Governance and compliance

Ingestion rules the platform applies before any dataset reaches a user-facing screen.

  • No scraping of sources whose terms prohibit it; licensed feeds stay blocked until a licence is executed.
  • Personal data is minimized, and Kenya's Data Protection Act obligations govern retention and access.
  • Every ingestion run records source, retrieval time, transformation and validation outcome.
  • Partner and user documents are deal-scoped and never generalized into market statistics.
  • Failed validation halts publication of the affected metric rather than degrading it silently.
  • Access to documents and audit records is permissioned by role and fully logged.
